RJS asbestos surveys are fully insured and conducted by BOHS P402 certified asbestos surveyors, conducting assessments throughout London, Oxfordshire, Surrey, Sussex, Hampshire and the rest of the UK.
We carry out Asbestos Management Surveys and Refurbishment/Demolition Surveys in accordance with HSG264 Asbestos: The Survey Guide (2012) and HSG248 Asbestos: The Analysts’ Guide for Sampling, Analysis and Clearance Procedures.
The asbestos management survey provides information on any asbestos identified, its condition and how it should be managed, i.e. labelled, encapsulated or removed.
This survey then forms part of your Asbestos Register in compliance with Regulation 4 of the Control of Asbestos Regulations 2012 (CAR 2012). Regulation 4 states that landlords or duty holders have the responsibility to manage asbestos containing materials (ACMs).
Although the Control of Asbestos Regulations (CAR) 2012 cover only non-domestic premises, such as commercial, retail or industrial sites like factories, warehouses, offices, hospitals and educational establishments you may have a similar duty under the Health & Safety at Work regulations for premises such as flats where there are common areas, for example foyers, hallways, lifts and stairways, but not for the flats themselves.

As the Duty Holder you will have compiled your Asbestos Register from either a Management Survey or a Refurbishment Survey report.
Both types of survey will have recommendations as to how to deal with any identified asbestos containing materials (ACMs). If they are likely to be disturbed during refurbishment work then the recommendation will normally be to remove the materials altogether.
