This edition of The Brief follows the completion of a commercial strip out project in South Oxfordshire.
In the previous edition, we looked at the early stages of the works as finishes were removed and services exposed across the building.
This final update reflects on the completed strip out and the condition of the building as it was handed over for refurbishment.
Building on the Previous Edition
In the previous edition of The Brief, we shared how the early stages of this project focused on opening the building up by stripping back finishes and exposing services, creating the visibility needed for the next stages of the project.
As with all enabling works, relevant services within the building had been safely isolated before any strip out activity began. Once that stage was complete, internal works could proceed in a controlled and methodical way.
By creating visibility early in the process, the remainder of the works could be planned accurately and carried out without disruption to the surrounding structure. Nothing was rushed and nothing was assumed.
What the Building Looks Like Now
With strip out works complete, the building has moved from an occupied commercial environment to a fully exposed internal structure.
Ceiling voids are open and visible. Redundant services have been removed. Floors, walls and service routes are clearly defined.
The building can now be inspected, measured and prepared for the next stage of refurbishment works.

The Building, Fully Open
What was previously a layered commercial interior is now a fully opened floorplate. Finishes have been removed, ceiling voids exposed and service routes are visible across the structure.
At this stage the building can be clearly assessed, allowing refurbishment teams to plan the next phase of works with accurate information about the existing layout and services.
Heavy Plant Removal and External Coordination
During the final phase of works, a crane was brought to site to facilitate the removal of air conditioning chillers and associated pipework.
The lifting operation was carried out by a specialist contractor. Our role was to ensure the internal strip out works were sequenced appropriately so the building was ready for plant removal.
Once the plant and pipework were removed, the remaining internal areas could be cleared fully, allowing refurbishment works to proceed.

Waste Segregation
From the outset of the project, waste materials were segregated as they were removed from the building.
As shown in the images, insulation, cabling, metal ductwork and general strip out materials were kept separate at source. Fire extinguishers and other specialist items were removed independently to ensure they were handled and disposed of appropriately.
This approach supports compliant disposal routes, clear duty of care documentation and a safer working environment on site.

Scope Delivered
Across the duration of the project, our teams completed:
- Strip out across multiple floors
- Removal of all timber doors and non structural elements
- Full removal of floor finishes to expose substrates and access points
- Removal of ceiling tiles and gridwork to open ceiling voids
- Careful dismantling and removal of mechanical ductwork
- Strip out of the gallery kitchen, break room, three kitchenettes and nine WC areas
- Removal of plasterboard partitions and redundant installations
- Dismantling and removal of server cabinets and associated infrastructure
- Crane assisted removal of air conditioning chillers and corresponding pipework
All works were carried out in sequence, allowing checks and inspections to take place as the project progressed.
Final Position
The building has now been handed over as a clear and accessible platform for refurbishment works.
Internal finishes have been removed, services exposed and redundant infrastructure cleared, leaving a space that can be inspected, planned and redevelope
