Types of Asbestos Surveys

Asbestos Management Surveys, Asbestos Builidng Surveys, Type 2 Asbestos Surveys....... Confused by which type of Asbestos Survey is Needed?

If you are responsible for the maintenance of a property or you are planning to carry out any sort of building work you must first determine the presence and extent of any asbestos containing materials. The best way to do this is to commission an survey.

There are a number of terms that you might hear when researching what you need and they can be a little confusing if you don’t know the history. Currently there are just three asbestos survey types but they may still be referred to using the old names that were applied to asbestos building surveys.

If you have a duty to manage asbestos, as defined in the first paragraph, the most basic survey that you will need is an Asbestos Management Survey. Asbestos Management Surveys may sometimes be referred to as a Type 2 asbestos survey. There are actually a few differences in the surveying method for each but they are close enough that most people will use one as a synonym for the other. People that have been in the trade for some time will still use the term Type 2 survey and if they do you need to know that what you really want is a Management Survey.

If you plan to conduct any sort of refurbishment or building works on your property you will need a more invasive survey called an Asbestos Refurbishment Survey. These were previously known as Type 3 surveys and you will still hear that term used.

If the building is to be demolished then it is vital that all the materials in the premises are inspected and sampled, if suspicious. This type of survey is essentially the same as a refurbishment survey but is called an Asbestos Demolition Survey and will be much more invasive.
